How do I start?

To start borrowing with Fuse Funding, click here to answer a few introductory questions and see if you qualify for a loan. Once you are granted conditional approval, Fuse Funding will be in touch and work with you to complete the borrowing process.

We work with you to secure the loan that meets your needs in a way that’s user-friendly, secure, and efficient.

What is the process of securing a loan?

To secure a loan, you can submit a preliminary application, upload any documents you have available, and we will get back to you in one day. If we feel we can process your loan further, you will receive a conditional term sheet and a request for additional documents. Once we receive the documents, we will send you a commitment letter and our legal team will complete the rest of the process.

Where in the U.S. do you lend?

We are currently lending only in South Florida, with focuses on Miami-Dade, Broward, and Palm Beach counties in particular in the tri-county area of Miami-Dade, Broward and Palm Beach. We plan to expand our region to other major metropolitans in and outside of Florida in the Future,

How long is the process from start to close?

Our process normally lasts between two and three weeks. Depending on when we receive your information and the complexity of the deal, processing your loan may take a slightly shorter or longer time.

How much does an application cost?

Applying for a loan at Fuse Funding is free. If we conditionally approve your application, we will charge a fee to cover the costs of appraisal and underwriting. Our loans carry interest rates between 9.49% and 12.99% APR depending on the collateral, borrower’s history, and the term of the loan.

Fee Type Fee Description
Appraisal $450 and up This is an actual fee paid in advance to cover appraisal costs. Commercial Appraisals are expected to incur higher cost.
Prepayment Fee 1.00%-2.50% If paid prior to the first year
Origination Fee 2.00%-3.00% A one-off fee to cover the costs of evaluating and originating your loan. The fee is based on the strength of your credit profile.
Late Fee 10% of missedpayment If your monthly payment is late, you will be charged a fee on the missed payment. This fee is added to your original monthly payment, withdrawn from your account.
Non Sufficient Funds Fee $100.00 If you don’t have sufficient funds in your account to make a monthly payment, you will be charged a fee to cover costs incurred on the failed transaction.
Environmental Study $1,500 and up This applies to commercial properties only and is an actual fee based upon vendor’s quote.
Default Rates 17.99%-24.99% Upon default, loan rates may adjust to maximum applicable usurious default rates.
Site Visit Fee $500.00 This fee will be credited towards the Origination Points at closing.
Commitment Fee higher of $2,500 or half a percent This amount if non refundable and will be credited at closing towards your Origination Fee.
Credit Check $48.00 per person and entity. this will include credit history, IRS liens, UCC and legal check.

What kind of credit history must I have?

We know that good credit is not the only factor in a successful business. That’s why good credit is not necessary to secure a loan with Fuse Funding. We look at the underlying asset and your background, and base our decisions on the fundamentals of real estate investing.

What sort of loan can I get?

Fuse Funding specializes in loans for non-owner-occupied/investment residential and commercial real estate.
